Applewood Acres is one of my favourite pockets in Alta Vista for buyers who care about larger lots, mature streets and long term potential.
A lot of the original homes are relatively modest in size, but the lots are often the real story.
You will find plenty of bungalows throughout Applewood Acres, which makes the area popular with downsizers, renovators and buyers who want a home they can improve over time.
Renovation quality varies quite a bit. You can have a beautifully renovated property sitting only a few doors down from a home that is almost completely original.
This is one of the areas where I pay just as much attention to the land, backyard and positioning of the house as I do to the square footage.
If you are comparing two similar homes in Applewood Acres, the property with the better lot can easily be the better purchase even if the interior is not as updated.
What I would watch for
Lot width, backyard usability, renovation quality, additions and whether the improvements to the home actually make sense for the property.
