Cunningham Woods is a quieter pocket of Alta Vista that many buyers do not really know about until they start spending time in the neighbourhood.
It does not have the same name recognition as Playfair Park or Applewood Acres, which is part of what I like about it.
The appeal is mostly about quiet residential streets, mature trees and a more tucked away feel while still having the central Alta Vista location.
Buyers will sometimes find a home here while searching for Alta Vista real estate without even realizing they are technically looking in Cunningham Woods.
Neighbourhood names are also not always used consistently in MLS listings, so I would never rely only on the neighbourhood label when searching for homes in this part of Alta Vista.
For someone who wants the location and mature feel of Alta Vista but does not necessarily care about being in one of the better known pockets, Cunningham Woods can make a lot of sense.
What I would watch for
The exact street, traffic exposure, what surrounds the property and how the home compares with the immediate block rather than Alta Vista as a whole.
