Playfair Park

Playfair Park is one of the most recognised and sought after pockets in Alta Vista, Ottawa.
It is one of the few areas where buyers will actually ask for the neighbourhood by name when they tell me they want to live in Alta Vista.
The interior streets are really where Playfair Park shines. They are quiet, mature and tucked away while still being only minutes from CHEO, The Ottawa Hospital General Campus and downtown Ottawa.
You will find everything from largely original homes to fully renovated properties and newer infill. Because of that, two homes on the same street can be completely different products and can trade very differently.
Lot position also matters here. Privacy, backyard space, road exposure and where the property sits within the neighbourhood can have a noticeable impact on value.
One of the biggest advantages of Playfair Park is that you can live extremely close to the hospitals without really feeling like you live beside a major hospital campus.
What I would watch for
I would pay close attention to road exposure, lot position, how much of the home is still original and whether the price is being driven primarily by the house itself or by the location.
